IS THERE EVER A SPLIT?

Besides on our Basic Plan, All transactions under $1Million you will keep 100% of your commission. On transactions $1Million and over there will be a small 95/5 split.

DO I PAY FOR E & O INSURANCE?

No. Errors and Omission insurance is included, we do not have any added or hidden fees.

DO I HAVE TO BE A MEMBER OF THE BOARD OF REALTORS®

YES. Since the Broker of Record is a member of the Local, State and National Board of REALTORS® all of the licensed agent are required to become members also.

WHEN AND HOW WILL I BE PAID?

No one likes to wait to be paid, so we  authorize payments to be given to you directly at the closing and fund of a sale from the Title Company. Checks that are received at the office will be deposited, cleared, and mailed out to the agents promptly.

CAN I SET MY OWN COMMISSION RATES?

You decide how much to charge your clients. Give buyer rebates or offer flat fee listings . . . it is YOUR BUSINESS. We are here to provide a springboard for your career, not more barriers to overcome.

ARE THERE ANY COST TO JOIN GENERATIONS REALTY?

There is a Start-Up Fee of $199. 

DO YOU KEEP MY LISTING IF I LEAVE?

No never. Your buyers, listings, and leads are yours to take with you if you move to a new brokerage. Simple let us know and we can sign a release of your listings to give to your local board.

IF MY SPONSERSHIP IS TERMINATED WILL I STILL BE PAID MY COMMISSION?

Any commissions owed to an agent that is no longer sponsored by the broker will be disbursed at the brokers discretion.

ARE YOU AN APPROVED HUD BROKER?

YES. This brokerage is approved to buy and sell HUD properties.

CAN I DO PROPERTY MANAGEMENT?

No. Sorry due to liability issues we currently do not allow our agents to engage in Property Management.

WHAT IS YOUR MINIMUM SALES VOLUME?

Zero. We do not require our agents to have a set number of sales in order to be sponsored with us. This is your business to grow, do as little or as many transaction as you like. You will never be pressure or have your license sent back to TREC due to low sales volumes.

DO I HAVE TO COME INO THE OFFICE?

If you would prefer to work from home, please keep in mind that you are never required to come into the office. If you prefer, all transactions can transpire via email.

INVESTORS?

Generations Realty is perfect for investors. Your license is always active when that great house is available for purchase, when the renovation is complete and you’re ready to sell. Low cost means more profit for your business.

DO YOU SPONSOR TEAMS OR GROUPS?

Yes. Many agents find it beneficial to work together in groups or teams, the most common being a husband & wife team. If you are currently working under a team or would like to start your own team we are here to help.  Team pricing… The Team Lead must be on our Pro+ Plan ($299/month) and then it will be $150 for each additional team member in your team/group.

WHAT ABOUT MARKETING MATERIALS, SIGNS AND BUSINESS CARDS?

One of the many benefits of joining Generations Realty is you market yourself and grow your business, we allow agents to use their own phone number on lawn signs, this creates phone duty for them and not the brokerage. Digital images of our logos to use on websites, business cards, lawn signs and market materials will be emailed to you.

ARE THERE ANY ETHICAL REQUIREMENTS?

We will not accept agents with unresolved TREC complaints or negative enforcement notices against them within the past 18 months.

WHAT HAPPENS IF I STOP MAKING MY MONTHLY/ANNUAL PAYMENTS?

Things happen…  if you know that your recurring monthly payment will be delayed or denied let us know and we will address it then. Once payments have stopped unfortunately our sponsorship with you will also stop, your license will be terminate and returned to TREC.
